You need to root.There's lots of guides on xda. Look in the stickies. Google is your friend

Do you have a custom recovery installed? Best Deal might be to flash a new ics rom such as resurrection remix http://forum.xda-developers.com/showthread.php?t=1436854#
It works absolutely flawlessly and it's very easy to flash using cwm. You'll be rooted after also. And every app should work

Yeah you need root for install either way. I have a thread in themes/apps on how to do it with root.

you have not upgraded u have not flashed anything...?? try updating SU app or check in its setting you migh have accidently changed the SU access settings juist confirm your settings
