Themes for APPS by Substratum on MIUI-Pie, Tips? [SOLVED]

SOLVED: See post 2 below.
Obviously you have to be rooted for substratum.
Secondly, I'm not talking about MIUI system themes, but themes for major Android apps. I already have Stock Black v10 MIUI theme applied.
I've managed to stop MIUI reverting my themes by changing the region and flashing the region zip.
However, when I build and enable layers in substratum for dark themes, like Pitch Black etc, they don't work.
I'd like to have apps like Instagram have a black or dark theme but substratum is not working with many themes I tried.
Do you know any themes that will work with official/beta MIUI Pie ROMs?
Do you know any patches that might help?
Please post any advice you have about theming apps by substratum in MIUI Pie or tips or news etc here as an App Theme resource thread.
Once again, I'm not talking about MIUI System Themes.
Talking about themes in Substratum for major apps.
Thank you.
OK I tried many and finally found one that works. First of all remove other theme apps, specially Andromeda for non-rooted which only works with Oreo and not Pie and actually did not work for me and many others on even Oreo. It clashes with themes within Substratum if you are rooted, if installed. It does not work anyway and reverts and is a waste of money.
This theme, Swift black... for substratum, is for rooted phones, as usual with all themes within substrat.
1) Install Substratum
https://play.google.com/store/apps/details?id=projekt.substratum
2) Get Substartum theme app:
Swift Black Substratum Theme +Oreo & Samsung theme
Install, it is cheap
https://play.google.com/store/apps/details?id=com.brit.swiftblack.layers
3) Luanch Substratum
Choose Swift
4) At top drop the drop-down menu option:
IMPORTANT! PICK ANDROID VERSION
choose:
Android 9.0 Pixel
That is if you are on Pie like my phone
5) Choose the apps you want themed
I mainly wanted instagram
6) At bottom right click icon (like 2 pieces of paper in a circle) and choose:
Build and Update
applies process for selected apps, wait till it finishes and says success and not errors
7) Reboot PHONE after it finishes building
8) Go back into Substartum and Swift
Choose the same apps you built: SELECT THEM AGAIN
At bottom right click the same icon and choose:
Enable Selected
9) Reboot PHONE a second time, after it finishes enabling process
Now you have your app, as instagram in my case, themed black.
I rebooted many times and it was many hours ago and it still holds.

I did not apply Android system overlays, just instagram, BECAUSE my system themes are already jet Black with MIUI theme:
http://en.miui.com/thread-4590347-1-1.html
You can search for it in system: themes and install it there easily. But I had to set my region to Hong Kong for MIUI to allow me to see 3rd party themes and install them.
Also if I installed 3rd party themes with apps:
Themes (comes with and is part of MIUI)
My Themer (app from play store)
They work but after a while MIUI disables them. So change your region in system (search for region in system settings) to Hong Kong or Japan or something, they work better than India region too for some reason. It does not affect your local auto time/date settings.
This section, MIUI 3rd party themes, is unrelated to Substratum/Swift theme section above.
Hope it helps people, not going blind with white apps.
I tried the Swift black option
But there's no Android 9.0 for pixel option available in the drop down menu
I'm on miui 10.1.3 on poco
Want the black Instagram

The latest update from Play store gives 2 options in Swift (inside Substratum) when running on Poco, I'm on ROM 8.10.13:
Android 9.0 Oxygen OS
Android 9.0 Pixel
I chose Pixel. Just need latest version from Play store.
Also their theme has themes for lots of apps (most have a few or none) and their team regularly updates the Swift engine theme for Substratum.

Themes are being reset to default: MIUI 11 Android 10

Hey guys, I updated my poco manually to miui 11 global Android 10 stable. Now my themes are getting reset back to default theme after every couple of minutes. I deleted themes and re installed themes from theme store, cleared data, updated themes app, changed region, still the problem persists. Any idea how to fix this?
My miui version is 11.0.4.0
